National Pipeline Disclosure for California

Why I like showing homes at 104 degrees in La Quinta, Ca.

The best part of showing buyers homes when it is 104 degrees outside, is that I know they are serious about buying ahome when they are looking at homes when it is so hot.

Also - not many agents and buyers view homes when it is so hot, so there is less competition on the offers.

Most of the homes are vacant when it is so hot, so there is less time spent making appointments.

Showing homes in the heat truly does have it benefits and it sure beats showing homes in the snow and ice.

Buying a home won't get much cheaper

Several housing experts are predicting that this year will be the last chance for homebuyers to cash in on the weak housing market.

NEW YORK (CNNMoney) -- Buying a home may never get any cheaper than this. Several housing experts are predicting that this year will be the last chance for bargain hunters to cash in on the best deals of the weak housing market.

With home prices down 34% nationally since 2006 and mortgage rates at historic lows, homes have never been more affordable -- but it won't stay this way for much longer.

........Stuart Hoffman, chief economist for PNC Financial Services (PNC, Fortune 500), said he expects home prices to flatten out by the third quarter and start climbing by next year.

A number of factors will help bolster the housing market, he said, including a decline in the number of foreclosures and continued job growth. In addition, homebuyers will have better access to mortgages as they get their finances in order and improve their credit scores.

Some economists, like Trulia's Jed Kolko, expect home prices to pick up even more quickly. Trulia's data shows that the national average for asking prices already increased 1.4% in the first quarter of 2012, compared with the last three months of 2011.

Is your vacation planned for this summer?

To me part of the whole vacation experience is setting the date and planning the vacation. My husband and I are going to Hawaii June 5 -16. We also will go to the Bay Area to visit friends Aug. 23- Sept. 3.

We all need a break no matter how much we like real estate and no matter how busy we are. If you have not set your vacation, now is the time to pick at least one week to relax, get away, chill out, and refresh.

I know I am more productive and more 'easy flow' after a vacation. It is not always easy to get away, but it sure helps for health, peace, and sanity.

Monday morning - off and running

Is it any accident that my team and I are here at 7 am on Monday ( pretty much every other day too)? We have 25 files in process and 3 sales and 3 new listings last week. It is funny how the more time and energy you spend on real estate, the more success comes your way.
