What do you look for in your online search for a home?

This is very interesting to me. One of my agents has clients she is showing homes today in an area I know well. She emailed me the homes the clients wanted to view and then the homes she thought they should view.

I was so surprised that the ones I know are the best are the ones the clients picked. This got me thinking - how do clients and agents pick homes to view from an online search?

I have seen the homes chosen by the agent and the homes viewed by the clients. I like the home picked by the clients for several reasons:

1. Quiet and private location away from perimeter locations

2. 3 bedrooms or 2 bedrooms and a den

3. Wel- kept

4. Views

5. Pool

6. Low price per sq. ft.

7. Newer

8. Larger lot

9. In our area many people prefer south and west facing backyards for maximum sun exposure in the winter months

It is amazing, your agent did exactly what most agents do, they pick the homes they like ( the agent) and not the ones the client wants to see.  I have an agent on my team that does the same thing and it proved my point he and I both pulled homes based on what the client ants and we showed them both sets, they choose mine, it was because I was with the criteria the client wanted and asked several questions.  My buyers agent said his were better deals...... It is not always about the better DEAL it about what the client wants!!!!!

My thought here for what it is worth is that if an agent does a good job qualifying a buyer the lists should resemble one another.  It's a good life.

Good morning Lori, nice informative article this Sunday morning.

I do business with predominately younger buyers and I find that they gravitate to the listings with the most information and most pictures.  They are very concious of how many days on the market,$$/s.f., Lot value

Our Houston mls, gives us the ability to really jazz up listings, high definition(32+), floorplans, tours, videos,hyoerlinks.  Is very effective in conveying to this tech savvy crowd.

I have been around long enough to know it is about them, not me! 

However, I am only human so I often find myself thinking that if I like it certainly my buyers will too.  I have found that sending listings (with photos & descriptions) to my buyers before we actually start driving around really cuts the time required to find the perfect (for them) home!

I get as much detail from buyer clients and try to steer them to their dream home as quickly as possible.  I often find once they actually get into looking / buying mode their criteria changes  They then end up buying something totally different than what their original list of must haves.  As long as it ends well with buyers and sellers happy.... I'm happy too.

PICTURES PICTURES PICTURES!  As a proud partner of Keller Williams Realty and home to the most technology of any Real estate company today, we can take any client from web shopper to home buyer in under 1 day and I normally don't have to physically drive my clients to more than 3 homes because we have narrowed the search so effectively just from the listings and public information available.

I will say that if you only take 1 picture of the exterior of your home you will not make the list of our choices at all.

The message we get from you not taking pictures of your listing is there must be something wrong or something that you are ashamed to show or you knew if you did show it would not attract anyway so if you have a perfectly good listing and you don't take the time to post pictures of it, you are doing your seller a grave injustice.

People like the see the homes that look the best and seem to have the best value. A nice looking house over priced might get some showings but often not.
