La Quinta California Real Estate: Would you buy a home without viewing the home?

Would you buy a home without viewing the home?

In our local real estate market here in La Quinta, California, we have more buyers that sellers. The buyers of course want not just a deal, but a steal. When a steal comes on the market, the buyers flock to the home with multiple offers. Buyers need to act quickly.

Beacuse so many of our buyers are from out of the area, many times they need to make an offer fast and then come to view the home is their offer is accepted. This is hard for many buyers to do, but really necessary. Usually as their broker associate, I know which homes they will like. Nowadays, you have have guts to buy a home, and cash helps too.

Would you buy a home without viewing the home? I say - Yes! - if you really want a great home at a great price.

Lori,

Glad to hear your market is thriving.  When we lived in Napa in the "anything sells, and drive by appraisals", that is exactly what was happening.  I think in this situation, it is important to have an expert agent who can detail the home carefully..  I would also think that this is the perfect place to use an Ipad 2 to videotape and send to the buyer. Hi Lori -

Yes Mam'am I've sold several sight unseen.  Well actually the largest and most expensive I previewed sent over 50 pics to the home buyer and she bought and closed before she ever walked in the door.  She loves her NM home!  It was scary on my part but hey it is real estate so we roll with the punches!

I think this is an aspect of all discretionary areas, where inventory is limited/buyer desire high.

Lori, whatever the buyer desires and allow you to do, it can be done when everything is done right by a real estate expert like yourself.

I have had husbands buy without the wife seeing and been happy, but not sure I could buy myself without seeing, unless I really felt the agent knew me and my taste well and had seen lots of photos or video of the property.

Oh yes.  It happened, happens, and will continue.  Just have the necessary and needed contingencies and you are either a home owner or protected.
