I was so lucky

Just a few minutes ago I took myself and 4 team members to a house where the owners had some items in the garage they wanted to give away or donate to charity. I unlocked the house and went into the garage and opened the garage. We were all in the garage looking at the items and I realized I had left my keys to my car and to the house and my cell phone on the counter in the home and we were locked out of the home.

After a moment of panic, we started to go and check the other doors. Thank goodness the cleaners had just been there and had left a slider open.

Usually when I show houses I leave the key to the front door outside or in the door. I carry my cell phone and car key so this will not happen. Good lesson. I was so lucky the slider was unlocked.

The Year 2012 in Real Estate in La Quinta, Ca. - My Predictions

Here are my predictions for the real estate market in La Quinta, California

1. Interest rates will remain low

2. Builders will start building homes again

3. Many people will remodel and upgrade their homes

4. Investors will buy more and more homes due to a large need for rentals

5. Banks will accept short sale offers more often and faster

6. Sellers realize the 'real value' of their home, not what they want it to be worth

7. Money on the sidelines for a few years will be back buying

8. Fix and flip will get more and more popular

9. 2nd home buyers will be back in the ballgame

Inventory is tightening in La Quinta, California

Now is the time to buy a house in La Quinta,California. Three are still good deals and even steals to be had, but the inventory is getting less and less. I have a great listing for $219,000 - a 1500+ sq. ft. home with a pool in excellent condition. It has been on the market for over a month an no offers. Yesterday I had 3 showings and all of the potential buyers thought the home was a great deal. I have another showing tomorrow and look forward to some offers.

The house is a nice home and a good deal, but I feel it is also due to so few homes for sale in La Quinta.

Would you buy a home without viewing the home?

In our local real estate market here in La Quinta, California, we have more buyers that sellers. The buyers of course want not just a deal, but a steal. When a steal comes on the market, the buyers flock to the home with multiple offers. Buyers need to act quickly.

Beacuse so many of our buyers are from out of the area, many times they need to make an offer fast and then come to view the home is their offer is accepted. This is hard for many buyers to do, but really necessary. Usually as their broker associate, I know which homes they will like. Nowadays, you have have guts to buy a home, and cash helps too.

Would you buy a home without viewing the home? I say - Yes! - if you really want a great home at a great price.

Checklist for Canadians Buying a Home in the Palm Springs Area

Canadians need to educate themselves about what is involved with owning real estate in another country, such as the following:

1. Income taxes - how much, when, and how paid?

2. Non resident taxes - do they apply? If so, is there a way to avoid?

3. Decide how to best own the property - ways to own and take title

4. Learn what sort of non-tax reporting is required by the United State and Canada

5. Locate an experienced cross border professional

6. If necessary, have an attorney establish the proper US business entity to hold the property

7. Obtain Employer Identification Number and/or Individual Taxpayer Identification Numner as appropriate

8. Locate an experienced realtor who also has experience working with Canadians

9. If needed identify lending sources

10. When selling a property that exceeds $300,000 look into the necessity of filing Application of Witholding Certificate for Dispositions by Foreign Persons of the US Real Property Interests to reduce the withholding tax.

11. Consult with an accountant and tax attorney for other possible tax forms to be filed on the both the state and federal levels.

What do you look for in a real estate agent?

I have been taking a survey of what people look for in a real estate agent for over 3 years. Here is what I found.

1. Most of all, people want someone who stays in touch with them.

2. People want a real estate agent who is knowledgeable on real estate and on the inventory.

3. People want a real estate agent who answers the phone, email, and text

4. People want a real estate agent who sells alot of homes

5. Skills count

6. Communication is key - they want you to care of them

It all seems very simple. How frustrating that some real estate agents just don't get it.

You gotta laugh

Yesterday must have been my day for silly phone calls.

1. A client calls me at 4 pm and asks me if I am at my office to pull up his contract to go over it line by line. I told him no I was not at my office but could help him.

2. Another client called me and was all upset because he thought I was showing up on Thurs. Now this is  Saturday afternoon and he is calling because I did not show up on Thursday. Why did he wait 2 days to call?

3. Another agent calls to show an appointment only listing at 2 pm. he called at 3 PM. maybe he works out of a different time zone.

4. Another client called to see what we do here when the sun does shine. It shines over 360 days a year.

Today is a new day and new calls.

Get In The Christmas Spirit in Old Town LA Quinta
