10 structural red flags

1. Foundation cracks- ridges or lateral movement indicate a change in surface
2. Load-bearing walls removed- signs can be saggy ceilings, ceilings or walls cracked, and floors that become spongy
3. Faulty or insufficient wiring - hard to tell- exposed wires is one sign
4. Water, water everywhere- you smell water and the home has been recently painted in only certain areas
5. Leaky roofs - stains within a home may indicate an issue. Buyers should ask how an issue was fixed, who fixed it and when.
6. Ineffective windows - cannot be opened, fogged, or cracked
7. Damp facades
8. Pesky pests- examples- termites, carpenter ants, and crickets
9. Sagging wood floors- a marble that rolls is the quickest test
10. Rot - quickest check is wood that touches dirt
Home inspectors, of course, are the key to knowing the facts of the home, but this will give you and the buyers a good overview to start your investigation.
