Short Sale does not equal Fire Sale

I have had so many clients come to me and say they are ready to buy "Short sales" and have cash to back it up.  After finding the properties, we sit down to draw up an offer and I amazed at what many people believe is a good offer.  They do not want to lowball and negotiate, they want a fire sale. 

I think in this market there are so many misconceptions about short sales and bank owned.  The general public believes this is an absolute Fire Sale and any offer will get them a deal of a lifetime.  After several calls and potential clients I am finding it is best to "coach" clients about Short Sales before finding properties.  It is important that buyers understand, we can only bring fair and reasonable offers to the bank, that there will most likely be several offers on a property and that Short Sale does not equal Fire Sale.
