Have patience when buying a home in La Quinta or Indio, California

Buyers are seeing that buying a home right now in La Quinta or Indio, California is not as simple as picking a home and making an offer. Sellers and banks are resistant to low offers or non- cash offers.

There is a low inventory of homes. Many homes available are distressed properties with alot of deferred maintenance. Some even have air conditioners missing. Many have dead yards and trees.

When a well-kept low priced home comes for sale, buyers flock to the property and we see multiple offers of cash and over asking bids.

The key is to have patience if you are a buyer in La Quinta or Indio, California. There is always a home for everyone and now more than ever that is true.

Have your loan or cash ready to go. Be clear on what you want. Be ready to act fast. Understand that prices on good properties are higher than average. Following these guidelines, you will soon be in your new home.

Monday morning sure comes fast for real estate agents

The weekends are usually a busy time for buyers here in La Quinta, California. Between showing houses, open houses, and some social time with family and friends, the weekends fly by.

Now it is Monday morning. Off to the office for a tour from 9-10 and then process the offers from the weekend. Then I have a lunch date with a referral agent and 2 clients to show homes this afternoon.

This is a great Monday and will fly by too. I am grateful the market is picking up and I have alot of action in my business.

Property taxes due in California on April 10

Don't forget that the 2nd half of your property taxes are delinquent after April 10.

If the taxes are not paid on time, there will be a 10% penalty and a interest of 1% per month.

After 5 years the property can be auctioned on the court house steps.

Having a tax impound account is helpful for many people, as this way you pay the taxes monthly and do not have to have such a big amount to be paid at once.

Letting taxes go delinquent and accumulate can get out of hand quickly.

What to look for when buying or renting a home in La Quinta, California

Here are a few tips on what to look for when buying or renting a home in La Quinta, California

1. The view- mountain, golf course, and lake views are preferred

2. Quiet area - we value serenity and quiet. stay away from roads, barking dogs, noisy equipment

3. Great rooms are preferred - most people here do not use formal dining rooms

4. BBQ and pool with large patio - we like our outdoors area

5. 2 car garage plus golf cart garage or 3 car garage - most people have a golf cart even if they do not live on a golf course. We can get a permit and drive carts throughout the city on approved routes.

6. Gated community - provides added security and continuity throughout the neighborhood

7. Lots of tile and stone on the floors due to dust that accumulates

8. Stay away from I-10 corridor as the wind is much stronger there

9. Stay away from power lines - lines are not buried in most areas so it is important to watch for this

10. At least 2.5 baths - people like their own bathroom and they like showers more than tubs here

11. Multiple ac units to zone cool and well maintained and serviced to save energy costs

The Potential Hurrican is Even Affecting Our Real Estate Business in La Quinta, California

The potential Hurricane Irene hitting the east coast is even affecting our real estate business in La Quinta, California. We have clients who went to the the Washington, D.C. are this week to visit family. They were to view homes with us in La Quinta on Sunday. We got a text today that they are trying to get out of D.C. but it does not look likely. What a trip for them- first and earthquake and then a hurricane. I guess we don't have to worry about them choosing a 2nd home on the east coast instead of La Quinta, California. I hope they make it back safely soon.
