10 ways I know I love real estate

1. I am on vacation and still not only read the ads, I stop at out of the area open houses

2. I answer my phone, texts, and emails on vacation

3. Friends consult me on home and yard improvements to bring value to the house while I am on vacation

4. I review the local MLS on days off and on vacation

5. I want all of my family and friends to have a home and invest in real estate

6. I check Craigslist and Honolulu MLS for rentals for my sons friends in Hawaii

7. I attended a 3 day Tom Ferry Summit for real estate agents in Anaheim recently - my 8th Summit

8. I still show up at the office at 7AM each day

9. I even have my husband watching House Hunters and House Hunters International during our recreational TV time together

10. I rent a home for this winter to a Bay area friend while at her home for dinner

Tips to sell your home in La Quinta, Ca.

Here are some helpful tips to get your home sold in La Quinta,Ca.

1.Have your home spic and span clean. This includes the yard, pool, windows and closets.

2. Curb appeal counts so have flowers with pink, yellow and read visible from the street.

3. Declutter - nothing on the counters and closets need to be at least 50% empty. Be sure there is nothing sitting on the floor like vases, statues, plants etc.

4. Price the home at the lowest price you will accept.

5. Allow the home to be shown at all times. Exposure counts.

6. Have a flyer with good professional photos out front of the home with the price on the flyer.

Good Way to get realtor feedback in La Quinta, California

We have a lender in our area who plans monthly broker caravans to homes in various developments - one Friday AM is PGA West. Another week is Mountain View Country CLub and The Citrus. Another week she does Trilogy.

The caravans start at 9 AM and we meet in one of the homes. We have water and a few light snacks or fruit and then go to view 6-8 homes.

It is a good way to learn the inventory, connect with other agents, and get their view points on various homes and their values. The sellers are happy as they like agents to view the homes. It is really helpful to the agents to connect with other agents and to see so many homes in such a short period of time.

This broker open is very well organized and helpful for so many reasons.

New Bridge for La Quinta

The La Quinta City Council has awarded the contract for the construction of the Adams Street Bridge over the Whitewater Channel. The bridge will be a 525 foot long and 76 foot wide 4 lane bridge.

The project will address flooding and access issue across the Whitewater Chanbnell during rain events asa well as provide a 3rd north-south crossing for emergency vehicles in La Quinta.

Construction is scheduled to start in May or June 2011 and is to be completed by early 2013. Construction is schedule for 8am -5 pm and 2 lanes will be open during construction.

Many sellers are giving in to financial pressures and selling their homes. During the tail end of the boom, long time hoomeowners who refinanced or new buyers who purchased near the top of the market are both in unsustainable positions with the decline of the housing market.

 The average seller in 2010 had owned their home about 4 years. Nearly 1 in 3 home sellers in California in 2010 sold their homes as they were underwater.Sellers are still saying that falling home prices and incomes are causing them to not be able to keep up with their expenses. Half of delinquent borrowers are more likely to rent their next home than to buy.

Over 30% of California sellers in 2010 sold their house at a net cash loss. A glimpse of sellers across California in 2010 continue to face financial hardship.

A seller who sells short typically is selling 10% below the median price. Once the home goes to foreclosure the price is typically 30% below the median.
