Do you invite clients to parties?

I have been inviting clients to parties for many years. Most of my clients are friends and know my other friends. Sharing parties together is a good time to chat and find out what they are doing and if they know anyone wanting to buy or sell a house.

Many times I find they also want to move. I do the usual to stay in touch with my clients like emails, postcards, phone calls,, but the real bonding is one on one with a group of my friends. It seems to really matter to people and builds a real bond and loyalty when you share together in your home.

I feel this is one of the real strengths of my real estate business - the personal relationships I have with my clients. They know I care about them and their life, way  more than just selling them a house.

We are in a near perfect real estate market

I have sold over 2000 homes over the past 11 years in the area of La Quinta, Ca., and have never seen a real estate market so perfect. I compare it to a good arbitration where no one is happy with the decision of the arbitrator.

Right now we have alot of buyers. They of course want a low price. Interest rates are low but loans are still challenging to get for many people. Sellers want a higher price and there is a low inventory of homes on the market. Real estate agents have a challenge to find homes for buyers, and get loans for buyers, but there is more of a sense of urgency than for a long time. Real estate agents also have to convince sellers that the prices are still low.

There you go - everyone is facing challenges and homes are selling faster than for many years.

I feel this is a near perfect real estate market.

A good way to get offers on listings

When I have a listing that is priced low, I use this method  for many reasons:

1. I get more offers and in most cases a higher price on the home. It is funny how  people want what they cannot have.

2. This method save me time.

3. This method is less disruptive to sellers.

4. This method in  many cases helps create a sense of urgency for buyers.

5. Look loos do not show up. People who are sincerely interested in the home make it a point to show up for the showing.

 

I schedule a 1 -2 hour open house. Anyone who wants to view the home must come during the designated time. I then schedule offers for a few days from that time. If there are no offers ( which usually does not happen), I schedule another designated time open house.

Love it or list it!

There are many people who keep working on their home - redoing it, new decorating, new furniture, changing the cabinets and paint color, new landscaping. They just never seem content or happy with how their home looks.

When they call me for input on their home or to talk about more redo or selling, I review with them what makes a difference to buyers. I advise them what brings value as well as what buyers like when choosing one home over another.

The bottom line for homeowners - if you do not love your home, I advise to sell it, rather than to keep dumping more money, time, and energy into a home that you do not love. Move on to a home you love. Our likes and needs change throughout our lives. It is ok to admit that your current home  no longer is your dream home.

Love it or list it is the bottom line.
