Inventory is tightening in La Quinta, California

Now is the time to buy a house in La Quinta,California. Three are still good deals and even steals to be had, but the inventory is getting less and less. I have a great listing for $219,000 - a 1500+ sq. ft. home with a pool in excellent condition. It has been on the market for over a month an no offers. Yesterday I had 3 showings and all of the potential buyers thought the home was a great deal. I have another showing tomorrow and look forward to some offers.

The house is a nice home and a good deal, but I feel it is also due to so few homes for sale in La Quinta.

How I spent the Thanksgiving weekend - looking at houses!

Don't feel bad for me - I love looking at houses. I have been a real estate agent for over 10 years and have sold over 2000 homes. I am so grateful that I still love looking at houses.

I was so lucky to show homes to a client on the Wed. before Thanksgiving. On Thanksgiving day I did alittle work but spent most of the day with my husband eating and watching football.

Then on Friday, I finished my usual real estate work fast ( including showing a client 8 homes)so I could attend a tour of very high end homes at the Madison Club in La Quinta, California. My husband, my broker and his wife who is an agent, and one lady from my team accompanied me. We had a good time viewing 5 homes over 7000 sq. ft. and over $7 million. The homes had refreshments and it was a spectacular day so a fun time was had by all of us as we 'learned the inventory' of homes in the Madison Club.

Saturday, I once again hurried to get my usual real estate work completed to attend an extravaganza of homes in PGA West and then only view 12 more homes in The Hideaway - an area of more high end homes  ( $3 -$5 million in La Quinta,Ca. )

This is very helpful to me to know the inventory and it is so much easier and faster to go to these massive open houses to view the homes. I learn the homes, the pricing, the amount of potential buyers out there also viewing homes.

To me this is fun, and also necessary to serve my clients and also feel confident in what I do of listing and selling homes.

What do you look for in your online search for a home?

This is very interesting to me. One of my agents has clients she is showing homes today in an area I know well. She emailed me the homes the clients wanted to view and then the homes she thought they should view.

I was so surprised that the ones I know are the best are the ones the clients picked. This got me thinking - how do clients and agents pick homes to view from an online search?

I have seen the homes chosen by the agent and the homes viewed by the clients. I like the home picked by the clients for several reasons:

1. Quiet and private location away from perimeter locations

2. 3 bedrooms or 2 bedrooms and a den

3. Wel- kept

4. Views

5. Pool

6. Low price per sq. ft.

7. Newer

8. Larger lot

9. In our area many people prefer south and west facing backyards for maximum sun exposure in the winter months

Investors are once again flocking to La Quinta, California. Just today I got 3 calls from investors - one is a buy and flip client and the other 2 are looking for rentals with positive cash flow to rent long term. All of the investors who called today are cash buyers

Here are some examples of not deals but steals:

Are vacations for healing?

I am on my last day of vacation. Are vacations for healing your mind, body, spirit, relationships with friends and loved ones?

I have had one of my best vacations ever. It has to do with me more than anything. I am chilled, relaxed, grateful, accepting. For the past week, I was able to sleep in later than I have in several years - 7 AM, spent alot of time with long time friends, and some great time with my son, his girlfriend, and my husband, plus lots of wine tasting and nice dinners the past 3 days.

I feel stronger mentally and physically. My husband and I are closer. My son and his girlfriend are back to Hawaii now, but I still feel the love.

Now I can go back to my real estate clients recharged, refreshed, renewed. Life is good.
