We recently got approval on a short sale for $165,000. I t was very challenging to get bank approval as the bank thought the home was worth more than we sold it for. we provided documentation showing the real value. The thought the value was bout $200,000. we had comps, and also a history of the listing proving the $165,000 was a top value.

Now the appraisal for the buyer is saying that home sold too high. They are saying it should be $145,000 - $165,000. At least we have the documentation showing the real value of the home.

It is all 2 points of view. Regardless it is a nice home and a good deal for the ban to get it sold and for the buyer to get a nice home at a bargain price.
