La Quinta California Real Estate

How is Canadian rental income taxed on US properties?

Whenever a Canadian collects a fee for us of property they own in the United States, even if it's only one day, the Canadian has rental income. Any rental income received by Canadians on US owned property is taxable in both the United States and in Canada. Any tax paid in the US is used as a credit against the Canadian tax.

Rental income must be reported in the US ( where it was earned) and in Canada ( where the Candian has their residency and pay taxes on a world wide basis.)

Also, it is a good idea to check with both Canadian and US accountants and tax attorneys for the exact procedure and amount  and timeline to file and pay the taxes.

Are real estate investments riskier in the US than in Canada for Canadians?

Are real estate investments riskier in the US than in Canada for Canadians?

No - the same rules of prudent investing apply in both countries. Because there are more investment choices in the United States, there can be a greater opportunity to choose an inappropriate real estate investment.

However, this greater selection also allows prudent investors to find a greater number of safe investments in the United States at lower costs, which can actually help lower the risk.

In addition, the US regulatory environment is more consumer protective with stiffer fines and jail sentences for those trying to rip off the public through investment scams.

It is a good idea to work with a reputable and experienced real estate broker associate like Lori Bowers with Intero Real Estate Services to help you find the perfect property with low risk anywhere in the United States.
