The Coachella Valley, California kicked off the New Year 2012 like a replay of 2011: slaes are up year over year and prices are down.

Homes sales rose 5.4% in January and the valley's overall median price fell 9.7% to $165,000 per Data Quick.

The Desert Area MLS pegged the median price for a single family home last month at $180,000 and condos at $155,000.

Overall sales volume increased in 10 of the past 12 months. Median homeprices dropped 11 of the past 12 months.

The challenge is that many people cannot take advantage of the low prices because of the economy or because they are unable to obtain financing.

Over the past few days, I had to get a new office and change brokers. The energy is so different for me.

 Just over the past few days, I have two buyers for $1,000,000+, one buyer for $2,000,000+, one buyer for $700,000, and I have had 6 showings on my listing for $519,000.

I am excited about our new office all of the agents and I have apurpose for real estate again. I know some or all of these deals will come together soon.

It is upward and onward. I feel like I am soaring again.

I am so sad of the prices of homes selling in the Palm Springs, California area. Many homes are selling for $20,000 - $60,000. Who would have ever thought homes would sell so low? I think this is the time to invest on homes in Palm Springs, Ca. area.

Today I saw a home that had sold new for $343,000 in 2006. The owners did a loan for $206,000. They did a refinance in 2009 for $322,000 loan. The home just sold as a foreclosure bank owned at $143,000.

I do hope this bleeding stops soon. For now, this is a buyer's dream market.

What a great day to tell all of those close to you that you love them! To me the world needs more love, more peace, more calm, more kindness. These are good principles to follow everyday but to have a special day to celebrate love is perfect.
