Would you show homes during the Super Bowl?

I got 2 calls to show my listings to other agents and clients during the Super Bowl and then to top it off I got a call for a listing appointment at 2PM - one hour before the game starts. I told them all I have other appointments.

Now I understand some people are not interested in football, but how about consideration for the rest of us. I do love football and Super Bowl Sunday is a holiday to me. I like seeing my friends, sharing good times, good food, good cheer. It is good for my business as I get to see many people who I seldom see and rebuild my real estate connection. Most of all, I get to disconnect from real estate for a few hours and enjoy myself, my husband, and our love of football.

Count me out for showing homes and doing lisiting appointments within 3 hours of the Super Bowl. For now, I am off to the office for 2 hours with clients. Then I am on holiday!

I did an estate sale to help a friend and client

One of our friends died of cancer recently. I did sell the house only to find out that it will have to go to foreclosure as there is not enough money in the estate to go through probate.

Nonetheless, I agreed to help the out of town nephew who was handling the estate by having an estate sale at the property yesterday. The nephew had taken the item he wanted, so our team of agents showed up and sold the rest. We got $750+ in 2 hours. It felt good to help the nephew without expecting anything in return. It was a beautiful day. We met some nice people. At the end, a nice couple came up and wants a realtor to buy a house.

There you - go. We got a new client, helped a friend, and had a nice time too. Realtors do many things that no one ever knows about.

Who says realtors don't do business with friends?

I had a birthday party for my husband's 70th party on Friday night. I had many of our close friends and everyone there had bought one or more houses from me. One couple has not moved since we met them over 10 years ago, but they have referred me several friends.

I love my friends and I really appreciate their loyalty and support of my being a real estate broker. I feel I do a great job for them as a real estate broker. It is fun and rewarding for me to work with my friends to find their dream home and also visit their home over the years to feel the love they feel for their home.

I am amazed how many people tell me they do not do business with their friends and family. My friends and family are my favorite clients. I feel so much love and joy to help them.

How do you get listings?

We all know there are various ways to get listings. My top way is through referrals of other clients. Everytime I take a listing I make sure they clients know I need referrals. I also be sure to let all my friends and neighbors know to refer clients to me. When I get a listing I also door knock on at least 20 neighbors to be sure that I can get this homes listed too if and when they want to sell.

I also email and call past clients regularly to ask for referrals. I recently got a nice referral check on a past client who we referred to an out of area agent last year and just got teh commission now.

Referrals are my preferred away to get clients.

I was so lucky

Just a few minutes ago I took myself and 4 team members to a house where the owners had some items in the garage they wanted to give away or donate to charity. I unlocked the house and went into the garage and opened the garage. We were all in the garage looking at the items and I realized I had left my keys to my car and to the house and my cell phone on the counter in the home and we were locked out of the home.

After a moment of panic, we started to go and check the other doors. Thank goodness the cleaners had just been there and had left a slider open.

Usually when I show houses I leave the key to the front door outside or in the door. I carry my cell phone and car key so this will not happen. Good lesson. I was so lucky the slider was unlocked.

I have to be stronger to get a day off

I love real estate and it is fun to me most days. I also am 58 years old so I have less energy and endurance than I used to. It is hard for me to get even 2 hour day off. It seems every time I schedule a day off something happens - a buyer calls, a seller needs me to come by for an issue, an agent on my team is unable to show homes, and on and on.

Today I am borderline sick today and still going to show homes and spend some time at the office. I really need to rest as I am fighting off a sore throat, asthma, and cold.

I have learned to cut my day short and do no more than I have to. I do know I still have suit up and show up no matter how I feel, as if I don't it will be a bigger mess to deal with in a few days.

Do you have unrealistic buyers with selective hearing?

I have a great house listed for sale and I have been showing up for the showings to get feedback from the buyers and the buyers agents.

In the past week at 2 different showings with 2 different buyers, I was asked by the buyers if there was negotiating room in the price of the house as it was such a good deal. I told there was a little negotiation room, but the seller priced the home to sell, so do not make an offer less then $20,000 under asking.

The first buyer's agent sends over an offer $60,000 under asking. My seller counters back $5000 under asking to see if the buyer is serious and will negotiate. I get no response from the buyer' s agent even though I contact them 3 times. Finally, I get a response that the buyer will not buy the home unless the price is as it was on the orginal offer. I then find out this is the 10th low offer the buyer has made. Will he ever get a house? Maybe, but not this one. I was so frustrated with the agent who would go write this silly offers over and over and waste not only his time, bur our time.

The second agent calls me and says their buyer will only pay $70,000 less than asking as that is what she is selling here home in Minnesota for. I said I would present any offer, but this is too low for this house.

When will agents educate buyers as to the real market? I have comps in my listings. I think this shows the value. I feel it is up to us as agents to not waste our time and others too with unrealistic buyers.

Short sale fiasco

I have a short sale in process with Bank of America for about 3 months on Equator. We have a high price offer on the house. The buyer is on board. It is all moving smoothly------ than yesterday, we get an email out of the blue that the file has been closed due to insufficient offer.

I called the negotiator, customer service, and two different supervisors. i asked how this could happen that they would close the file before we even get a counter offer on Equator. Of course none of them could answer this. They suggested I resubmit the offer and start over. How silly is this.

I am tired of working for free. Maybe I will get a different negotiator that does make such an error. I can live with errors, but let's fix errors, not start over.

2 condos next 2 each other and so different

I am selling 2 condos located next to each other. I had an appointment today with the buyers of each condo who are friends. We have appointments to view the condos.

The first condo we go into, the tenant is so nice and happy and hospitable. The home smells of clean. The tenant wants to renew her lease with the new owner. The tenant points out a few items that need repair like the dishwasher does not work. The closet doors need work. She says it is no big deal and this is her home.

We go to the 2nd condo. No one answers the door, but I have the key. The key is hard to work, but the buyer jiggles and jiggles and we get the door open. As soon as it opens the tenant is sitting on a recliner and starts screaming not to enter the house. The house looks clean and pretty much empty. I explain we have an appointment and these buyers want her to stay on as a renter. She comes to the door and keeps yelling. We let her yell and finally she is calmer and says she is moving out by March 11. She does not want to stay and the place is a 'dump.'

It is so amazing how people live their life. Some people are happy and grateful and good things seem to come their way. Others are angry and negative and seem to have more challenges.

Here are 2 condos next door to each other. One condo exudes peace, love joy. The other condo which looks the same superficially has a negative energy due to an angry negative occupant.
