Understanding a Trial Loan Modification:

Lots of the banks are doing loan modifications now, especially if your amount owed is under $417,000 in Riverside County. Be sure your package submitted to your lender is complete and you follow up at least 2 a week to keep the process flowing smoothly. The process can take 2 -6 months, but is worth the effort to have more affordable house payments.

University of Iowa Campus - Pictures Downtown Iowa City

This is the University of Iowa in Iowa City , Iowa. The Iowa Hawkeyes are dear to everyone in the sate. I went to band camp here in the 1960's. It still looks the same. How nice is that? This is a great place to live in Iowa and not only while you are in college.

Last week was the first full week of classes at the University of Iowa. This is a college town and as anyone will know who lives in a college town, the students bring an atmosphere that you just don't get anywhere else. On the day I took these photos I was lucky enough to be invited to lunch at the Masala, a vegetarian Indian restaurant downtown and thought since I was right there in the thick of things I'd take a walk and soak up the atmosphere. The weather was perfect and I think what struck me most is how green the UI Campus is. Iowa City shows up on green cities lists all the time. Quite clearly the University of Iowa supports and contributes to that. Check out the slide show and you'll see what I mean.

Unending Patience

Being a real estate broker has always been a busy challenging career. Recently, I do not need to say has been much more challenging. I say patience is a key skill to succeed in the real estate market right now more than ever. It is very hard to find perfect clients. Once we find them it is even harder to find a perfect house. Once we find the house, there is the issue of negotiating a perfect deal. Then it has to be approved by the bank. That is when the real journey begins. We are fortunate to have the best escrow officer ever. Even with Denise on the escrow, each escrow is a real journey. There is the home inspection and repairs, the appraisal in a challenged market, and the mortgage brokers who are also at the mercy of the banks. Borrowers have to have good down payment and reserves and document, document, document. It is all a process. With patience and luck and all to attention to each detail along the way, we are doing well at closing the escrows. What a victorious feeling when they do close! - until we get the check which often is less than the commission on doing a one year lease. I am not complaining, just stating the facts. I love selling real estate. I love the clients and the process is second nature to me. I am grateful to learn extreme patience and let it work out how it is supposed to work out. Most of my life I have a been a person who knows what they want and want it now. This real estate market has given me the gift of waiting and working more and waiting and working more. I am grateful for my skills, all my past transactions, great clients, great servicers, an excellent transaction coordinator, and the strength and stamina to keep going, going, going.

Pacifica Honolulu: Condos priced for 'gap group'

This is an example of what can be done to help people have a nice place to live at a reasonable price and help the economy too. Such a beautiful building and nice condos giving an opportunity to people who may not otherwise qualify.

Pacifica Honolulu: Condos priced for 'gap group'

Pacifica HonoluluLower-level units at a new Kakaako tower are being offered at below-market prices.

It's not affordable housing by typical standards, but 124 units in a 489-unit condominium tower under construction in Kakaako are being offered at below-market prices to buyers with moderate incomes.

The developer of Pacifica Honolulu rising at 1009 Kapiolani Blvd. near McKinley High School recently began accepting applications for the restricted units.

Prices range from $350,000 to $466,050 for units with living spaces ranging from 728 to 1,033 square feet mostly along the bottom seven floors of the 46-story tower.

Under state rules, buyers must be Hawaii residents, intend to live in the units and earn no more than 140 percent of the median annual income for Honolulu, which translates to $102,125 for a single person or $114,380 for a family of two or more.

Other restrictions also apply, including one requiring that buyers share a certain amount of equity with the state if the unit is resold. The shared amount ranges from zero to $35,000 depending on the unit.

The offering is part of Hawaii Community Development Authority rules that require high-rise condo developers in Kakaako provide at least 20 percent of units at prices affordable to "gap group" residents who earn too much to qualify for most affordable housing but not enough to afford market-priced units in the area.

Market-priced units at Pacifica initially ranged from $385,000 to $1.2 million for units with 661 to 1,811 square feet of living space.

About 90 of those units are still available at prices from $440,000 to $722,460.

The developer recently began accepting reservations for the restricted units, and as of last week had given out about 300.

Qualified buyers will be allowed to choose units in the order they turn in completed applications. Applications will be accepted starting Sept. 11 at 10 a.m. at the sales office inside Honolulu Design Center at 1250 Kapiolani Blvd.

The unit selection process will begin Sept. 25.

The tower, being developed by San Diego-based OliverMcMillan, is expected to be completed in the fall of 2011.

OliverMcMillan took over the project formerly known as Moana Vista last year after original developer KC Rainbow II LLC encountered financing trouble that led to construction stalling in November 2008.

How the challenged real estate market has helped me

I live in La Quinta, California. Our real estate market started to collapse at the end of 2006. Since then I have found alot of changes in my life due to this change. Many of the changes were painful and challenging, but it does all workout. Also, I have found in many ways, I have a better life even though I do not have as much money or 'things." Here are a some of the changes that stand out for me -

1. Prudential California Realty- owned by Warren Buffet - left our area. I figured if Warren Buffet could not make it in our area, that I was not going the route of another corporation, so opened my own brokerage with my tea, of agents. This has been a gift. We love each other and have done well despite the market collapsing.

2.I had to give up several rentals as Bank of America would not extend the loans even though I was making the payments. It sure is nice to not have to write all those checks each month. I feel retired.

3. I have continued to build skills - social networking, client relationships, and coaching from professional coaches. I did core values coaching with Tom Ferry in 2007 that really helped me identify what counted in life for me.

4. I have learned to take care of myself and others too, but to be sure I take time to relax,regroup, and enjoy my family and friends. My girlfriends and I ( also on my team) have enjoyed 2 trips to Honolulu this year and also to the Anaheim Tom Ferry Summit. In October we are going on a 3 day Mexican cruise. I also have enjoyed doing some seminars at some coastal Prudential offices and a few trips with my husband throughout the year. I also go for a reflexology massage each week - the best $35 of my week! The massage is my 1 hour vacation each week.

5. We do not buy stuff. We have less and the simple life is better. We do not go to dinner much and when we do, we truly appreciate it. We also enjoy the early dinner specials and happy hour specials. We split a sandwich for lunch. We invite friends to our home for dinner.

6. I quit print ads and focus on the internet.

7. I get my nalis and feet done each 2 weeks instead of each week. 

8. I prospect alittle more each day. I understand there are buyers and sellers, but we all have to work alittle differently and hard to find them and keep them.

9. I have learned to love life more than ever,take care of my health, and keep the best attitude! They can change alot, but not your attitude.

Recent Short Sale Story

I was with a client yesterday that one of the most frustrating short sale stories I have heard yet. This man raised his daughter for 13 years and lived with the daughter in the home he and his wife had purchased prior to their divorce. They split the payments 50/50. When the daughter graduated from high school, the plan was for him to refinance and take over 100% of the payments. Well, but the this time, the house was worth $150,000 less that the loan. The man calls Bank of America to do a loan modification. He was told he could do it and sent all the documentation of the divorce and his ex-wife's ok to do the loan modification in his name only. After several months, he got the loan mod papers- only they had both his name and his ex-wife's name on them. Bof A then told him to refinance the home and the value would not matter. He went through that rpocess to be told at the end that the home would not appraise for a refinance. At this point, he calls Barbara Boxer and snet an email to President Obama's office. A comptroller from President Obama's office sent him a letter and called him. The comptroller told him that the President may or   call him, but they would help him and get Barbara Boxer's office to help him. He soon got a call from B of A saying he could do an assumption on the loan. He did all the paperwork and waited some more time. He then gets aletter in the mail saying his loan is non-assumable. SO now he is back to square one. He sent this letter and his own letter of what has happend to Barbara Boxerm Bank of America, the comptroller, and also to President Obama's office. At this point he has pretty much given up which is what he feels B of A wanted him to do all along. This is so sad that here we have someone trying to do the right thing. He wants to keep his houseof 13 years even though it is worth less than he owes. He has good income and good credit too before this. What amazed me that even the President's office cannot get Bank of America to act and solve this issue. Where is this country headed? This is not what we are used to in this country. Let's hope we all get our act together soon and move forward. It seems we go from extreme to the other. Hopefully, the pendulum will start swinging back the other way soon.

Wanna get busy?

We have an old saying that if you want to get busy- plan to leave town, have a party, have out of town guests, plan a day off. I am leaving town today to go to a wedding of my son's childhood friend. yesrday I was so busy I could not do it all. My team and staff are very supportive and I am very grateful for the business, but I have been analyzing how and why this happens?

Since I have a PDA, I will be able to stay in touch and handle issues while I am gone. It is still frustrating to leave without many issues buttoned up. I have learned over the years that alot of 'issues' in real estate work themselves out in time and go away, only to be replaced by new 'issues."

Yesterday I had lunch with 2 past clients who referred me more clients. I met 2 more guys who want to buy houses with hard money loans from another client. I found out one client needs to talk about short sale issues.Another escrow had some issues with loan docs where the purchase agreement needs an addendum. A home inspection report needs a request for repair negotiated. There is more.

In addition to leaving town, we have our business to work on bit by bit and keep it flowing. Maybe I am just more aware of what goes on each day closer to the time I leave. When I am here, I just more through it and onto the next day and do it again. When I leave, I feel I need some closure. I know this will not happen until I end my career in real estate or die. real estate is continual as we all know and this action and challenges are gifts. The more action the more money- hopefully.
